Initial Project Orientation and Programming
The first step in the design process begins with you. We are eager to discuss your over all vision for your home and together we determine the primary design goals based on your wishes and the current site conditions. We will review the current zoning of the property, accurately document any existing structures that are to remain and prepare various preliminary solutions to determine the schematic layout for your new home. We need to know some general in formation such as the number of bedrooms and bathrooms desired, what furniture or equipment will be used and storage requirements. But as important, is knowing what types of spaces you desire to make it your treasured sanctuary. Budget is always an important factor in any project so we will discuss budgets and constructions costs in order to insure that the scope of the project is in line with the amount you want to spend.
Design Development
Once we have determined the general layout of the primary spaces, we will begin to refine the design concepts and create accurate scale drawings with our state of the art CAD systems. It is during this phase that we develop the exterior massing and style of the home.
Construction Documents
At this point the conceptual work is complete and we are designing the finer details of the exterior, interior millwork, superstructure and mechanical systems. Once complete, these drawings and specifications are part of the permit application, bidding package and ultimately the basis for our construction contract.
Building Permits
The plans are now submitted to the village for review to be sure that they comply with the local zoning and building codes. We will expedite the process by following up with the plan reviewers and answering any questions in a timely manner.
Bidding
While the plans are being reviewed by the local officials, we will be hard at work obtaining bids from our select list of vendors and craftsmen. It generally takes about 3 weeks to assemble a bid for each project. Since we are extremely familiar with the plans and specifications, our bids are more accurate and complete than a traditional general contractor. This helps to avoid those unwelcome surprises during the construction phase.
Construction
The construction process begins with scheduling of all involved parties including the client, the material suppliers and our subcontractors. We will present you with a week by week flow chart to help you measure our progress and remind you of deadlines for material selections. Once work begins, your project will be supervised by at least one of our full-time construction managers along with the architectural staff that designed the home to insure that the vision of the project is carried through to completion. In addition, Doug Reynolds travels to practically every project on a daily basis to provide an additional level of design input and construction expertise.
Warranty
We stand behind our projects by providing a full one year warranty after you move in to the home. If a problem does occur, you have the piece of mind of knowing that most of our key subcontractors have been working with us for at least 10 years and take great pride in their work and professional reputation. In addition, and perhaps most importantly, we are dedicated to educating you on proper maintenance and care of your new home or addition.
